PM officiates Residensi Aman MADANI Groundbreaking Ceremony

Developed by Danau Lumayan Sdn Bhd (Danau Lumayan) under the Residensi Wilayah programme and delivered by turnkey contractor Pesona Metro Holdings Berhad (Pesona Metro), the project spans 13.48 acres and comprises 3,438 residential units, with a total gross development value (GDV) of RM1.03 billion.

It is one of the largest affordable housing projects launched in the Klang Valley this year.  

The project also includes a dedicated podium deck in each block with condominium-style facilities, including swimming and wading pool, gymnasium, multipurpose hall, children’s playground, taska, reading room, BBQ area, surau, convenience shops and a laundry area.

The facilities are designed to serve a wide mix of residents, including young families, working adults and retirees.

To complete the ecosystem of a vibrant community, the development integrates ‘Ruang Penjaja’ that are equipped with essential infrastructure such as electricity and water, creating opportunities for small businesses and micro-entrepreneurs from the surrounding community to thrive, promoting grassroots economic empowerment.

In addition, the rental collected supports the building’s maintenance, contributing to a more sustainable and community-driven living environment that reflects the MADANI values of Sustainability, Prosperity, and Innovation.

Overlooking Taman Tasik Permaisuri, the Development offers a scenic and peaceful environment within a mature urban setting, while enjoying excellent accessibility and connectivity.

The site is connected to major highways like the East-West Link Expressway and MRR2, along with key roads such as Jalan Loke Yew, offering easy access to KLCC, Bangsar, Cheras and Petaling Jaya.

It is also served by the Salak Selatan KTM and LRT stations, and will benefit from the upcoming MRT3 Circle Line, with a planned station at Bandar Sri Permaisuri.

The project is being planned in line with GreenRE certification standards, reflecting the developer’s commitment to sustainable and responsible urban development.

The development will be delivered in two phases and is targeted for completion within five years.

Kuala Lumpur, 6th August 2025 - Prime Minister Dato’ Seri Anwar Ibrahim today officiated the groundbreaking ceremony for Residensi Aman MADANI, an affordable housing project under the Residensi Wilayah initiative located here in Bandar Sri Permaisuri in Cheras, Kuala Lumpur.

The event was also attended by Datuk Seri Dr Zaliha Mustafa, Minister in the Prime Minister's Department (Federal Territories)

Priced at RM300,000, each unit offers 900 square feet of space with three bedrooms, two bathrooms and a private balcony to enhance ventilation and daylight, key to making urban living more comfortable and functional.

Designed for practical urban living, the homes offer more space and features than typically found in the affordable segment, supported by facilities that promote comfort, convenience and community living.

The development is oriented around three symmetrical blocks with layouts designed to maximise ventilation, natural light and communal space, while its architectural form breaks away from the stereotypical facade of the affordable segment through clean lines, patterns and colour variations that create a more vibrant and welcoming environment.

In conjunction with the ceremony, Pesona Metro also inked an RM205 million facility with Maybank Islamic Berhad as the sole financier of this project.

The development is also adjacent to key public amenities such as Hospital Canselor Tuanku Muhriz UKM and Cheras Stadium, offering added convenience for residents.

The development incorporates several green features aimed at reducing long-term environmental impact and costs. These include rooftop solar panels to power common areas, a rainwater harvesting system for landscape maintenance and cleaning, and energy-efficient design elements that improve overall building performance.
